Today’s Valley News featured two Twin Pines Housing projects in development. An overview of the projects follows, but we encourage everyone to read the entire article here: Twin Pines Revises Plans for West Lebanon Apartment Complex by Tim Camerato.

Twin Pines Housing is hoping to gain approval from the City of Lebanon to reposition a building previously approved for construction on Main Street in West Lebanon to now face nearby Tracy Street. This new project would amount to a 30 percent reduction in square footage from last year’s proposal, making the smaller, three-story building with 29 apartments less expensive to build. The single-family homes that now occupy 12 and 16 Tracy Street would be demolished and the two lots merged to make way for the new building. Construction could begin next spring.

Meanwhile, plans for a new housing complex are moving forward across the river on Sykes Mountain Avenue in White River Junction. This project will be sited on vacant land north of Sykes Mountain Avenue and west of Lily Pond Road.

Construction could begin this fall on the three-story apartment building with 30 units, while a second phase could add between 12 and 15 townhouse-style units. The Hartford Planning Commission approved the project by a 5-1 vote on May 8.

Hanover’s Article 7 Passes!

Dear Friends,

On behalf of Twin Pines Housing, I want to thank everyone who advocated for Hanover’s Article 7 and those who turned out on a cold, damp day to vote for its passage.  Eight-five percent (85%) of those who voted on Article 7 supported the measure, a great win for seniors in need of decent, safe and affordable housing.

Twin Pines Housing will continue to partner with the Town on concepts to redevelop the Summer Park complex; Hanover’s only affordable housing that is restricted to seniors and those with disabilities. Once those concepts are refined, we will again come before the Town to present our ideas on ways to improve the property with current and future residents in mind.

Until then, we encourage everyone to remember that the Upper Valley’s shortage of affordable housing has not been solved with this vote. There is still a long road ahead and we hope you remain by our side for the journey.

Hanover Town Vote – YES on Article #7

Twin Pines Housing encourages Hanover residents to vote YES on Article 7 at the Hanover High School on Tuesday, May 9 between 7am and 7pm.

Article 7 pairs increased unit density with a reduced parking requirement for income-qualified senior housing within the RO Zoning Districts only. This carefully tailored zoning change is the first step toward renewing and expanding Summer Park Senior Housing.

Summer Park is comprised of three, 1970s-era buildings with 8 apartments each, located between the Richard W. Black Center and Summer Street. These 24 studio and one-bedroom apartments are Hanover’s only affordable apartments restricted to seniors. The buildings are aging quickly, have electric heat, and are very costly for the Town to own and operate. The 12 second floor units can only be accessed by stairs, making them unusable by seniors with poor mobility.

Twin Pines Housing, the Upper Valley’s leading nonprofit developer and provider of affordable housing solutions, has partnered with the Town on concepts to redevelop the property. If Article 7 is approved, the current 24 units could be replaced with up to 28 units. Use of additional town-owned land near Summer Park could potentially allow for up to 29 additional units. That possibility is still a ways off, and Hanover voters would need to approve any and all development beyond this initial zoning change.
